We offer access to various residential and commercial loan programs including, but not limited to: conventional mortgages, FHA loans, VA loans, USDA loans, jumbo loans, commercial mortgages, bridge loans, construction loans, HELOC, home equity loans, SBA 504 loans, DSCR loans, hard money loans, fix-and-flip financing, multi-family loans, and mixed-use property loans. Our platform serves as a facilitation tool to connect borrowers with appropriate lending programs.
3. Not a Commitment to Lend
Nothing on this website constitutes a commitment to make a loan or to make a loan on any particular terms. All loans are subject to credit approval, underwriting guidelines, property appraisal, and applicable regulatory requirements. Interest rates, terms, fees, and program availability are subject to change without notice. Pre-qualification and pre-approval are preliminary assessments based on information provided and are not binding commitments to lend.
4. Application & Information Accuracy
By submitting a loan application through our platform, you represent and warrant that all information provided is true, complete, and accurate to the best of your knowledge. Providing false, misleading, or incomplete information may result in denial of your application and may constitute fraud under federal and state law. You authorize ASBCLF and its lending partners to verify the information provided, including but not limited to, credit checks, employment verification, and property assessments.
5. Privacy & Data Protection
We are committed to protecting your personal and financial information. All data submitted through our platform is encrypted using industry-standard 256-bit SSL encryption. We collect and process personal information solely for the purpose of evaluating and processing your loan application. We do not sell your personal information to third parties. Information may be shared with lending partners, credit bureaus, and service providers necessary for loan processing, as permitted by applicable law.

7. Rate & Fee Disclosures
All interest rates displayed on our website are subject to change without notice and may vary based on individual borrower qualifications, loan amount, property type, and other factors. Annual Percentage Rate (APR) calculations include applicable fees and charges as required by the Truth in Lending Act (TILA). Specific rate quotes and fee estimates will be provided in a Loan Estimate within three business days of receiving your completed application, as required by the TILA-RESPA Integrated Disclosure (TRID) rules.
8. Third-Party Services
Our Services may involve or require the use of third-party services including, but not limited to, appraisals, title insurance, home inspections, and credit reporting. ASBCLF is not responsible for the actions, services, or fees of third-party providers. Third-party fees will be disclosed to you in advance and are your responsibility unless otherwise agreed upon.
9. Intellectual Property
All content on this website, including text, graphics, logos, images, and software, is the property of ASBCLF or its content suppliers and is protected by United States and international copyright, trademark, and other intellectual property laws. You may not reproduce, distribute, modify, or create derivative works from any content without our prior written consent.
10. Limitation of Liability
To the maximum extent permitted by law, ASBCLF shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of our Services, including but not limited to loss of profits, data, or business opportunities. Our total liability for any claim arising from these Terms shall not exceed the fees paid by you, if any, for the use of our Services during the twelve months prior to the claim.

ASBCLF operates in compliance with all applicable federal and state lending regulations including, but not limited to: the Truth in Lending Act (TILA), the Real Estate Settlement Procedures Act (RESPA), the Equal Credit Opportunity Act (ECOA), the Fair Housing Act, the Home Mortgage Disclosure Act (HMDA), the Secure and Fair Enforcement for Mortgage Licensing Act (SAFE Act), and the Dodd-Frank Wall Street Reform and Consumer Protection Act. 12. Governing Law & Dispute Resolution
These Terms shall be governed by and construed in accordance with the laws of the State of New York, without regard to its conflict of law principles. Any disputes arising from these Terms or your use of our Services shall first be addressed through good-faith negotiation. If unresolved, disputes shall be submitted to binding arbitration in accordance with the rules of the American Arbitration Association, conducted in New York, New York.
